five easy steps to sell your special home

STEP 1
Sellers fill out the property request form, the more information will give the more accurate research will be.
STEP 2
The seller provides contact details to avoid overlapping with other property research he might have with other real estate agencies. Special Homes doesn’t request an exclusive mandate, but we strongly recommend it in the interest of the buyer. If no exclusivity is given to Special Homes, we do recommend providing us with the list of the real estate agents that are working with the buyer.
STEP 3
Special Homes will perform research in its exclusive properties databases, taking into consideration all the buyer’s requests. This could take a few days since Special Homes treat only properties that are not listed on web portals and will double-check each property with the owners before proposing anything to the buyer
                             Only If Special Homes finds some properties that could match the buyer’s requirements with the seller’s offer:
STEP 4
Special Homes at its costs, will set up a conference call or an in-person visit to the seller’s location, the objective of the call/visit will be to reconfirm the needs, collect all the official documentation about the property and start an open discussion about the economic value of the property.
STEP 5
If the seller will decide to proceed in accepting the visit of potential buyers, a contract between Special Homes and the seller will be signed and the visits arranged.
the costs for the seller will be a fixed fee and will include:
  1. a full analysis of the property,
  2. all the necessary official papers for the sale,
  3. accurate measurements of the property with updated maps and official documentation,
  4. a full set of pictures taken by professionals and qualified photographers,
  5. all the costs to set up the visit for potential buyers,
  6. a set-up on-site service if required and allowed by the seller.
All the material produced will remain of property of the seller independent of the progress of the deals and the seller can reuse at his discretion all the material.
A fee of 6% on the purchase value of the property to be paid the day of the purchase act with the notary and the deed signed, will be due by the seller to Special Homes.
Warranties and services 
It will be the responsibility of Special Homes to verify all the legal compliances of the property, including maps, certifications, and bureaucracy requirements giving evidence to the seller/buyer before the visit and in any case before any commitment to sell/purchase
the property.
Special Homes, unless a non-disclosure agreement is requested by the buyer, will perform all the individual checks on the buyer and will share the information with the seller before any visit.
